Fairlane Town Center Value Takes a Nosedive

Once valued at $101 million in 2014, the Dearborn mall is currently valued at $42.75 million. That’s a 57.7% decrease in value. The Florida-based Starwood Capital Partners purchased the property in 2014 as part of a $1.4 billion deal that included The Mall at Partridge Creek in Clinton Township and five other malls. Fairlane Town Center has been in receivership since May and faces liquidation.

Michigan Realtors Shocked & Awed By Housing Market

Michigan realtors are stunned by the dog-eat-dog housing market. The low home inventory and historically low mortgage interest rates have created the perfect storm. Michigan’s supply of housing inventory is down 61%, and the median sale price is up 13.5% from a year ago. Some realtors say a home’s listing price has become something akin to a reserve price at an auction. Buyers are bidding far above the asking price and offering cash on the table. At the least, buyers need to come to the table with substantial cash down payments.

Metro Detroit’s Real Estate Market Surges Until Fall

Metro Detroit’s current real estate market surge will most likely continue into the fall. Homes continue to sell within a few days, frustrating potential buyers who can’t even schedule a showing. Farmington Hills-based Realcomp recorded the highest median sale price for the month of March in 18 years at $210,000. In the past, buyers desired turn-key ready properties, but in the current market, they’re considering homes that need work or could even be demolished and rebuilt because of low inventory. This trend is being seen nationally, too.

Residential Properties Fly Off The Market

Residential properties are flying off the market in Southeast Michigan. The average time a home spends on the market dropped from 66 days in March of 2020 to 38 days last month. Properties are moving so fast that open houses aren’t necessary. First time home buyers and those lacking a hefty down payment are struggling against the competitive market.

Millennial Home Buyers’ Dreams Fall on Hard Times

Millennials make up the largest population of homebuyers, but many are having a hard time finding homes within their budgets. In many Southeast Michigan areas, the median home listing price has jumped by 15%-19% when compared to previous years. Buyers are approaching the home buying experience like an auction, some even willing to skip home appraisals and inspections. In Michigan, homes are moving 34% faster with only 44 days on the market.

DTE Energy Pulls Out of Downtown Ann Arbor

DTE Energy is seeking a buyer for its office building on 414 S. Main Street in downtown Ann Arbor. DTE is accepting offers for the property but has yet to set an asking price. In April 2020, the utility company pulled 400 workers out of the Ashley Mews office. Those employees began to work from home amidst the pandemic. DTE has over 5,000 employees who are working from home. The 400 employees from the Ashley Mews office will either continue to work from home or relocate to the Detroit headquarters. The utility company is protecting the arrangements they have with other tenants in the building, so the remaining occupancy in the building will remain unfazed.

Shipping Container Homes Coming to Ypsilanti Township

Darius Smith, a local developer and founder of ASJ Homes and the “What’s Up Detroit” show, has plans for at least two luxury homes built out of shipping containers, in Ypsilanti Township. He plans to have one of the homes built by this summer, which will start at $250,000. Incorporating the shipping containers, which he gets from California, keeps building costs down. The unit he’s building this year will use 6 containers to create a 1,600 square foot 3-bedroom, 2-bath home. Smith has also designed a container micro-hotel, along with a cryptocurrency utility token.

Single-Family Zoning Issue Divides Ann Arbor City Council

The Ann Arbor City Council is embroiled in a debate that has turned ugly. The city is poised to end single-family zoning, say several council members. Others disagree. The council voted to make it easier for more than 20,000 homeowners to put up a secondary home. These structures are sometimes known as carriage houses or granny flats. Removing additional single-family zoning restrictions could potentially increase affordable housing and reduce segregation and urban sprawl. However, the council disagrees on how to accomplish this goal, as well as how aggressively to pursue it.

Milford Postpones Rezoning Request

The MIlford Township Planning Commission voted to postpone a rezoning request for the Kensington Ridge housing development. The 851-unit housing development requires the rezoning of 335 acres of property. The property is located at the southwest corner of Maple and Milford roads. Residents expressed traffic flow concerns. The commission will hear the issue again in April following discussions between planners and the applicant concerning density at the north end of the development, changes to the road access to Maple Lakes, and a water supply plan.

Metro Detroit Area Home Buyers Duke It Out

Metro Detroit area home buyers compete in bidding wars for their dream homes. Homes are selling for over the asking price, and properties aren’t on the market for long. Brokers are advising clients to come in with their best offers first or risk losing out in the bidding process. Home tours are hopping with appointments every 15 minutes. In one weekend showing, some homes can receive as many as 22 purchase offers. The length of time a house sits on the market from listing to sold has dropped 34% from 2020. Showings per individual home have almost doubled.
