Home Buyers Need Creativity in Today’s Market

It’s a home seller’s dream come true. With parts of Michigan down to just a one-month supply of housing inventory, buyers need to get creative with their home-buying strategies. Realtors offer advice like positioning yourself to be the backup offer on sale-pending homes. Often the deals are to good to be true and fall through. Getting your backup offer in is like putting your foot in the door. Some buyers are making creative offers that include payer other buyers to take their offers off the table.  Making sure you have a realtor who is well-experienced with getting offers accepted and showings scheduled, even virtually if necessary, can make a huge difference in your success.

West Michigan Real Estate Market Boom Predicted to Continue

After an unprecedented flurry of winter homebuying, the 2021 spring market feels a bit different. Instead of the new-homebuying-season feeling, it feels more like a continuation of the winter rush. That rush is predicted to continue due to three reasons: First,  the supply/demand equilibrium is defined as about four to six months of inventory. Inventory has been below four months for six years and is currently at five months in many West Michigan markets. Second, attraction to the West Michigan region continues to grow. And finally, it appears that consumer interest rates will stay low.

Michigan Realtors Shocked & Awed By Housing Market

Michigan realtors are stunned by the dog-eat-dog housing market. The low home inventory and historically low mortgage interest rates have created the perfect storm. Michigan’s supply of housing inventory is down 61%, and the median sale price is up 13.5% from a year ago. Some realtors say a home’s listing price has become something akin to a reserve price at an auction. Buyers are bidding far above the asking price and offering cash on the table. At the least, buyers need to come to the table with substantial cash down payments.

Apartment Complex Planned at Walker Golf Course Property

The Walker Planning Commission recently approved a preliminary site plan for a 522-unit multifamily apartment complex at the English Hills Country Club property. Further,the Planning Commission also approved a rezoning request for the adjacent property at 1470 Four Mile Road NW. The rezoning request for the adjacent parcel is from agricultural to high-density residential. In addition to Planning Commission approval, that request will also need approval from the Walker City Commission. About half of the proposed apartments will be one-bedroom units. Forty percent would be two-bedroom units and 10 percent would be three-bedroom units. The apartment buildings will take up approximately 30 percent of the two properties, which total 142 acres. The average unit size is 1,000-square-feet.

West Michigan Lakeshore Office Market Remains Stable

Compared to larger cities like Chicago or Detroit,  the West Michigan lakeshore office market has remained stable through the pandemic. Still, commercial clients are conservative. Some are downsizing their office footprint or relocating to a smaller downtown area, like Holland,  so they can still offer a physical business site with nearby amenities when they need to conduct in-person business.  Medical office, insurance and financial sectors are particularly active in the lakeshore markets.

Lawyer – No Light at the End of the Pandemic Tunnel for Property Owners

The future of real estate continues to be in a flux. At a federal level, GSEs have continued to extend foreclosure and eviction moratoriums through June 30, 2021. The Center for Disease Control issued its own eviction moratorium in September 2020, and the Biden administration has extended it through March 31, 2021. In Michigan, the pandemic’s eviction moratoriums have expired, although the Michigan Supreme Court has recognized the CDC Order. No formal foreclosure moratoriums were ever instituted in Michigan, but social distancing requirements have halted the proceedings that are held in courthouses which have been closed to the public during the pandemic.

Hard Rock Affiliated Hotel is Coming to Kalamazoo

The former Gibson Mandolin-Guitar Manufacturing site is being redeveloped under the REVERB by Hard Rock brand. Plaza Corp. Realty Advisors, Inc. and Dora Hotel Co. are partnering to bring the new hotel to the site at 225 Parsons St. in Kalamazoo. With a long history of respecting historical elements during  its redevelopments and renovations, Plaza Corp. will maintain some historic parts of the 103-year-old property. The new hotel will include a gym, bar, brewery, restaurant, banquet facility, auditorium and museum. Construction and renovation are expected to be complete in fall 2023.

Legal Action Taken Against Former Collier Advisors Who Started New Firm

Colliers International U.S. states it has commenced legal action against 10 former senior brokers who split from the company to form their own firm, Advantage Commercial Real Estate Services, alleging, among other things breach of fiduciary duty and use of confidential information. Several of the brokers were majority owners in a firm that Colliers acquired in 2016 in an effort to strengthen its presence in West Michigan. The proceedings provide a new slant on what was perceived as an amicable split in January.

Western Michigan Is A Seller’s Market for Homes

In the past four months of 2020, the number of homes sold exceeded the number of homes listed, demonstrating the continuing residential real estate boom, and showing that the residential market continues to be very seller-friendly.

Development Coming for Low-Income Seniors

Samaritas moves forward with its plant ot build a 4-story building with 54 apartments for low-income seniors. The development will go up near the recently renovated Al Perri furniture building and will allow Samaritas to consolidate its child and family service in the greater Muskegon and lakeshore area. Construction is slated to being in early 2021.
