Milford Postpones Rezoning Request

The MIlford Township Planning Commission voted to postpone a rezoning request for the Kensington Ridge housing development. The 851-unit housing development requires the rezoning of 335 acres of property. The property is located at the southwest corner of Maple and Milford roads. Residents expressed traffic flow concerns. The commission will hear the issue again in April following discussions between planners and the applicant concerning density at the north end of the development, changes to the road access to Maple Lakes, and a water supply plan.

Grand Rapids Property Developer Receives Tax Incentives

Chicago-based 3F Properties has received $3.6 million in tax incentives to transform a 3-story vacant industrial building into 173 market-rate apartments. The property is located along Market Avenue SW and will include studio, one bedroom, and two bedroom units. The Grand Rapids development will rent apartments ranging from $975 to $1700.  The project also received a 10-year Obsolete Property Rehabilitation Act incentive valued at $2.9 million.

 

 

Vacant Farmington Hills Industrial Space Slotted for Apartment Complex

A vacant Farmington Hills industrial space is up for redevelopment. Located on Northwestern Highway, between 14 Mile and Middlebelt, the property will be the home of a 5-story apartment development that includes 200 units, varying in size of one, two, or three bedrooms. The complex would also include a bike path, clubhouse, and pool. Some planning commission members are concerned about the 5-story design and the dense traffic it could cause. They want it to not exceed four stories.

Detroit’s Rental Market Shows Decline

The vacancy rate for apartments rose 16% in the fourth quarter, double what it was in the first quarter of 2020.  Pre-pandemic occupancy rates were at 92%. They currently hover in the mid-80s. Landlords are offering move-in deals and lower rental rates to moderate the decline. Anecdotal data suggests that renters left when their jobs pivoted to virtual work or with the closures of area businesses like restaurants, bars, and sports and music venues. Developers predict the downward trend is temporary.

New Midtown Development Details Emerge

Farmington Hills-based City Club Apartments, LLC, has a $95 million vision for its Midtown development. The Detroit Planning Commission will consider a rezoning request for a 2.3 acre chunk of land at a February 4 hearing. The development will include a 16 story tower with 273 apartments, a complementary building with 77 apartments and 12,500 square feet of street level retail space. A one-story building with 32,000 square feet will house a national general merchandise retailer; retailer specifics are presently unknown. Construction begins this summer on the southeast corner of Woodward and Mack.

Development in Ferndale to Add Affordable Housing

Ideas for further development of Ferndale’s parking deck, “the dot,” include 11 apartment units. The apartments would be 1-2 bedrooms, ranging in square footage from 704 to 1,333 square feet. The agreement with the city requires 50% of the apartments to be affordable housing to meet a variety of income levels.
